What's coming — and how to get early access
Making Tax Digital (MTD) is the government's initiative to modernise the UK tax system. agentOS is introducing MTD as an add-on that links directly into your agentOS system, giving your landlords a seamless way to meet their quarterly tax obligations without the need for separate, unconnected software or manual workarounds.
The feature set described below reflects what the integration is planned to deliver. It is currently awaiting formal sign-off from HMRC before it goes live. Feature details may be subject to change in line with HMRC requirements.

How the HMRC Connection Will Work
Setting up the HMRC connection for a landlord will be a straightforward, guided process. Here's how it's planned to work:
- Your landlord will enter their National Insurance Number to identify their tax record.
- They will then be directed through to their Government Gateway account to authorise the connection.
- Once authorised, agentOS will be recognised by HMRC as a connected software provider — your landlord will see a confirmation that agentOS is linked to their tax account.
- The integration will have both read and write access to Self Assessment data, allowing agentOS to retrieve what HMRC holds on the landlord and submit their quarterly returns directly.
Quarterly Submissions and Tax Summaries
The MTD feature is designed around the quarterly reporting obligations that will apply to landlords and self-employed individuals. Here's what your landlords can expect:
- A clear quarterly summary view showing which of their quarters are due, upcoming, or overdue.
- Tax year breakdowns, so they can see their obligations across each period at a glance.
- The ability to compute and submit quarterly returns from within agentOS — no need for your landlord to log into the HMRC portal separately.
- A full breakdown that covers not just rental income, but any additional self-employment income, so the submission reflects the landlord's complete tax picture.
Property and Financial Data
agentOS will pull financial data from the system's existing records to populate your landlords' quarterly returns automatically. The planned functionality includes:
- Rent collection data from agentOS will be used to pre-populate income figures for each landlord's quarter.
- Landlords with multiple properties will be able to drill into property-level detail, viewing transactions against each individual address.
- Each property in the system — such as a specific tenancy address — will have its own transaction view feeding into the overall return.
Open Banking Integration
To give landlords a complete picture of their finances, the MTD feature will connect to their bank accounts via open banking. This will allow:
- Additional income streams (such as investment income or other self-employment earnings) to be imported directly from the landlord's bank transactions.
- Transactions to be categorised and allocated to the appropriate income type within their quarterly return.
- A more accurate, complete submission — without the need for your landlord to manually enter figures from outside the property management system.
Reports and Exports
In addition to quarterly submissions, the MTD module is planned to include a suite of supporting reports:
- Self-employed annual statements.
- Transaction exports for record-keeping or sharing with advisors.
- Quarterly summary reports for each tax period.
Accountant Access
Many landlords work closely with an accountant. The MTD feature is designed to support that relationship directly:
- Your landlord will be able to invite their accountant to access their MTD data within agentOS.
- Accountants will have read-only access — they can review figures and summaries, but cannot make changes.
- This removes the need for your landlord to export and share files manually, keeping everything in one place.
Support for Joint Ownership and Partnerships
For landlords who invest alongside others, the MTD feature will handle shared ownership automatically:
- If a landlord owns properties in a partnership or joint arrangement, one party sets up the MTD connection and invites the other members.
- Each member's share of the portfolio income is calculated automatically — for example, in a three-way partnership, each member's 33.33% allocation is computed and fed into their individual quarterly return.
- This means each partner can file their own correct return without manually splitting figures.
