What information do I need to complete before advertising a sales property on Rightmove or other portals?

To ensure the correct information feeds through to Rightmove and other portals, you will need to complete the EPC, Composition One, and Marketing tabs within the Sales Instruction, as well as add Features to the property record.

When setting up a sales property for portal advertising, several key data fields must be populated to ensure the listing feeds through correctly. These are spread across a number of tabs within the Sales Instruction.

EPC Tab

The EPC tab requires the Energy Performance Certificate values to be completed before they can appear on brochures and portals. The fields to complete include:

  • EPC Current EER
  • EPC Potential EER
  • EPC Current EI
  • EPC Potential EI
  • CO2 Produces
  • CO2 Potential
  • EPC Report ID
  • EPC URL
  • Home Property Report Complete (toggle to Yes once complete)

Composition One Tab

The Composition One tab is where you record the number of rooms within the property. The figures entered here feed through to portals. Fields include:

  • Reception Rooms
  • Kitchens
  • Bedrooms
  • Bathrooms
  • Of Which Ensuite
  • Total Toilets

Marketing Tab

The Marketing tab contains the key descriptive and pricing fields required for portal listings:

  • Summary — a short introductory description of the property
  • Description — the full property description
  • Portal Requirements — this section includes several important fields:
    • Advertised Price — the asking price
    • Property Type — e.g. House, Flat
    • Sale By — use this field to set how the property is listed; selecting POA here will hide the price on the portal and display "Price on Application" instead
    • Offers in Excess of — this field is highlighted in the system and used for offers-in-excess pricing
    • Property Tenure — e.g. Freehold, Leasehold
    • Floor Area and Floor Area Units
    • Portal Advertising Branch
    • Video URL — optional, for including a virtual tour or video link
    • Toggles for POA, Development Opportunity, Investment Opportunity, and New Home

Features

The Features section (accessible from the left-hand navigation panel within the Sales Instruction, under the Property heading) allows you to add bullet points highlighting key characteristics of the property. Rightmove and other portals support up to 10 key features. Some items may be pre-generated in the list and can be edited as needed.
