What happens if a tenancy is signed after the start date?

Learn what happens in agentOS when a tenancy is signed after its start date, including the 21-day rule and how to manually make rent due to avoid missed payments.

If a tenancy is signed more than 21 days after its start date, agentOS will not automatically call for any rent due in that period. You will need to make those rent charges due manually to ensure the landlord does not miss any payments.

Detailed Answer

When a tenancy is signed in agentOS, the system follows a standard sequence: it first calls for any bond (deposit) preset against the tenancy, then calls for the first month's rent, and finally triggers any auto-charges set to apply upon signing.

However, this automatic process has a time limit. If a tenancy is signed more than 21 days after the start date, agentOS will not automatically call for any rent that fell due during that gap. Any missed rent charges will need to be raised manually.

Example: If a tenancy was due to start on 1st March but was not signed until 25th March, any rent that should have become due between 1st and 25th March will not have been called for automatically. You will need to make those charges due manually to ensure the landlord's account is correct and no rent is missed.

To make rent due manually, follow the Make Rent Due guide. If you need assistance, contact the agentOS support team at support@agentos.com.
