Landlord Onboarding: Property and Income Information Requirements
Why we ask for a landlord's full property portfolio, not just the properties under management
If you're onboarding a landlord and they've asked why we need details of properties or rental income that fall outside your agency's management, this article explains what's required and why.
What information do we need?
When onboarding a landlord, we require the complete picture of their property portfolio and income - not just the properties your agency manages on their behalf. Specifically:
- Total number of properties owned - across all managing arrangements, including any managed by other agents or by the landlord themselves
- Total average monthly rental income - from all properties owned, not just those under your agency's management
How is this different from letting agent information?
It's a common point of confusion, so it's worth being clear on the distinction:
- Letting agent fields ask specifically about properties under that agent's management
- Landlord fields require the full picture across the landlord's entire portfolio, regardless of who manages each property
Why do we need this?
This information allows us to properly assess the landlord's income and risk as part of our onboarding checks. It's a standard part of the process and helps ensure the landlord's account is set up correctly from the start, avoiding delays further down the line.
What should I tell my landlord client?
If a landlord is hesitant to share this information, you can explain that:
- This is a standard requirement for all landlords, regardless of how many agents they use
- It applies to their full portfolio, not just properties your agency manages
- Providing complete and accurate information upfront helps avoid delays in getting their account set up
