Information for Northleach Property Management Ltd Customers: Guide for Block Management Companies

Why you're reading this
Northleach Property Management Limited held client money accounts with Calmony on behalf of block management companies. We have placed Northleach on formal notice following multiple complaints from block management companies and a complete absence of contact from Northleach or any appointed administrator. We do not have confirmation that Northleach has ceased trading.
How the accounts were structured
- Every Northleach client account was opened in Northleach Property Management Limited's name.
- An alias (e.g. "Maple House SC") was applied to identify which block the funds belong to.
- The alias is a label. It is not legal ownership. The account holder of record is Northleach.
What this means for you:
- We cannot transfer the existing account into your management company's name.
- We cannot give you direct access to the Northleach account.
- Once we confirm your management company belongs to that account name alias, we will be able to release any funds held to a new account in your legal name.
What you need to do
Step 1: Email Glyn Trott, the Money Laundering Reporting Officer of Calmony, to confirm
Email glyn@calmony.co with:
- Your management company's registered limited company name
- The main contact (a director) with their name, role, and contact details
- Confirmation that you have an account with Northleach
Step 2: Open a new client account
You have two options.
Option A: Open a Calmony client account
- Direct application via the link at the bottom of this page
- Verification required (see below)

This means you have a client account opened in the legal name of your block management company with full control and access.
Option B: Open a client account with another provider
- Any high street bank offering client account facilities
- Provide us with the new account details for the transfer
Step 3: We transfer the funds
Funds can only be released from 10 June 2026 onwards.
Once Steps 1 and 2 are complete, we will:
- Transfer the cleared balance from the Northleach account to your new client account
- Provide full bank statements for the Northleach account (PDF and Excel)
- Confirm the transfer in writing
Opening a Calmony client account: what to expect
Verification
Calmony client accounts are provided by Griffin Bank. Griffin requires verification of:
- All directors of the management company
- Significant shareholders (25% or more ownership)

Complex ownership
Griffin classifies a company as complex ownership where a Director or PSC is either another company or an overseas individual. Many block management and RTM companies fall into this category.

This charge is required by Griffin Bank to cover the costs of verifying complex ownership structures.

Frequently asked questions
Will I lose money? Funds in the client account belong to the management company. They are not Northleach's to lose. We will release the confirmed balance to your new account.
How long will the transfer take? Once your confirmation email is received and your new account is open, the transfer will complete within 5 working days after 10 June 2026.
Do I have to use Calmony? No. You can open an account anywhere offering client account facilities.
Who pays the verification fees? The management company opening the new account.
Can I see the Northleach account before signing? We will share the alias, balance, and recent transaction summary on request before confirmation.
