How does agentOS calculate pro-rata rent?

agentOS pro-rates rent using the formula: monthly rent × 12 ÷ 365 × number of days. Pro-rating is applied automatically on the final rent call when a monthly tenancy ends mid-cycle.

When a tenancy is set up with a monthly rent schedule and the tenancy ends part way through a rent period, agentOS automatically calculates and applies a pro-rated amount on the final rent call.

The formula used is:

Monthly rent × 12 ÷ 365 × number of days in the final period

For example, if the monthly rent is £1,000 and the final rent period covers 15 days:

£1,000 × 12 ÷ 365 × 15 = £493.15

agentOS applies this calculation automatically — no manual adjustment is needed.

⚠️ Pro-rating only occurs when a tenancy end date falls within an active rent period. Monthly rent is not pro-rated simply because a month has fewer or more days than others (e.g. February).
