How do I set up a Guaranteed Rent or Rent Guarantee service in agentOS?
Guaranteed Rent requires its own service type in agentOS. Create a new service type, enable the Guaranteed Rent toggle, set the fee amount and type, then assign it to the relevant tenancy. The system will then process rent differently to a standard managed tenancy.
Guaranteed Rent processes rents very differently to a standard managed rent, so it requires a dedicated service type to be created rather than using an existing one.
Step 1: Create a Guaranteed Rent service type
- Go to the person icon in the top right > Object Types > Service Types.
- Click Add in the top right to create a new service type.
- Give the service type an appropriate name.
- Locate the Guaranteed Rent section and slide the toggle to enable it.
- Set the Guaranteed Rent Amount — this works similarly to a management fee in that when rent reaches the landlord, it will automatically apply a charge of your chosen value.
- Set the Guaranteed Rent Amount Type to determine how the amount is calculated (for example, as a percentage of collected rent).
- Save the service type.

Step 2: Assign the service type to the tenancy
Once the Guaranteed Rent service type has been created, assign it to the relevant tenancy in the usual way when setting up or editing the tenancy details.
