How do I add Tenant Fee Act information for property portals in agentOS?
To comply with the Tenant Fee Act, you must add permitted payment and membership information to your Service Types in agentOS. This information is then included when properties are uploaded to property portals such as Rightmove.
The Tenant Fee Act requires letting agents to display specific information for every property advertised on a property portal in England. agentOS provides a dedicated tab within Service Types where you can enter this information.
What information must be displayed?
For every property in England uploaded to a property portal, you are required to display the following:
- Permitted payments
- Details of your membership and the name of your redress scheme
- Details of your membership and the name of any client money protection (CMP) scheme
Note for Welsh properties: Agents advertising Welsh properties for let must be a member of Rent Smart Wales and must publish details of their CMP scheme on their website. Under the Rent Homes (Fees etc.) (Wales) Act, you are also required to include details of your CMP scheme and Rent Smart Wales membership on property portals.
Where to enter this information in agentOS
Navigate to Object Types > Service Types. Select the relevant Service Type and go to the Portal Administration Fees tab.
The editor on this tab works in the same way as the email editor, allowing you to format your content as required.
Content restrictions
When entering your Portal Administration Fees content, please be aware of the following restrictions:
- You can include a link to a website, but the URL will not be clickable when displayed on property portals — this is a restriction imposed by the portals themselves, not by agentOS.
- There is a 4,000 character limit.
- Formatting is permitted, including tables, which can be inserted using the HTML editor provided.
- If you are pasting content from Word or another word processor, you must first paste it into Notepad to strip the formatting, then paste it into agentOS. Pasting directly from Word will cause errors when uploading to Rightmove and your listings will not be updated. There are no issues if you type your content directly into the agentOS editor.
